Are there design guidelines?
Yes, our guidelines are intended to maintain the value of your home by ensuring that all homes at Birling adhere to high aesthetic and quality standards, promoting a cohesive and attractive community environment. Please refer to our Design & Landscape Guidelines.
When is registration?
Each stage of land registration is different, and an estimate will be provided upon sale. Any updates to timings will be communicated on our Build at Birling page.
Stage 1 is anticipated to be registered by the end of 2025 and Stage 2 is anticipated to be registered by early 2026. Development Applications (DAs) are approved and servicing strategies are secured, ensuring confidence in our commitment to essential services such as sewer, water and transport within a certain timeframe.
Price & block sizes?
For detailed pricing and available block sizes, please explore our interactive masterplan, which will be updated as lots are released for sale. We offer a variety of lot sizes, from terrace homes to spacious blocks around 600 sqm, with an average size expected in the low 300 sqm range.
Do I need to commence & complete construction of my home within a certain time?
At Birling, we’re dedicated to fostering a vibrant and active community where homes are built promptly, and families can settle in and thrive. To ensure that our streetscapes remain lively and to minimise prolonged disruptions, we require that construction of your home begins within 12 months of settlement and is completed within 24 months of settlement.
If construction hasn’t commenced within 18 months, we reserve the right to exercise a buy-back option. This policy helps maintain the overall appeal of the community and supports the growth of local schools, retail spaces, and other amenities that benefit everyone in the area.
What is BAL and what does it mean?
At Birling, we’re dedicated to building a safe and welcoming community. If you’ve encountered the term BAL (Bushfire Attack Level) in relation to your land lot, it’s part of Australia’s proactive approach to bushfire safety.
The Birling Design & Landscape Guidelines help to create a beautiful, welcoming new neighbourhood and protect the value of your precious home. The Birling Design Review Panel will review proposed home designs for compliance prior to lodgement, and purchasers are required to provide a compliance bond prior to settlement.
