Development Application Lodged for Birling Village

We’re pleased to share an important milestone in the journey of Birling,  the Development Application (DA) for Birling Village has now been formally lodged.

This marks the next step in bringing to life a carefully planned village that will support the growing Birling community and contribute positively to the wider precinct.

Importantly, this DA reflects collaboration, technical planning, and engagement across multiple stakeholders from design and engineering teams through to our joint venture partners and the broader community.

The DA submission represents more than a regulatory step. It is the outcome of extensive work to ensure Birling Village:

  • Responds to the needs of current and future residents
  • Is thoughtfully integrated with surrounding uses, including the nearby shopping centreS
  • Supports long-term sustainability, walkability, and community connection
  • Aligns with the broader vision for growth across Western Sydney

Every element of the proposal has been shaped with a clear objective: to create a village that complements the Birling community and enhances everyday life.

Designed With Community at Its Heart

From the outset, Birling Village has been planned as a place that feels local, welcoming and easy to use.

The DA incorporates:

  • Pedestrian-friendly design and strong connections to surrounding neighbourhoods
  • Green spaces and landscape outcomes that reflect Birling’s broader place vision
  • A village-scale approach focused on convenience, amenity and everyday needs

This is about creating a place where people can meet, move, and connect, not just visit.

A Thoughtful, Future-Focused Design

Birling Village has been designed with longevity in mind. The DA reflects careful consideration of:

  • Sustainability and environmental performance
  • Infrastructure capacity and staging
  • The evolving needs of a growing and diverse community

This future-focused thinking ensures the village can adapt over time while maintaining its role as a local heart for Birling.

Collaboration Behind the Scenes

Bringing the DA together has involved a broad team of specialists working closely across disciplines, including:

  • Urban design and architecture
  • Civil engineering and traffic planning
  • Environmental and sustainability consultants
  • Retail, leasing and place strategy teams

This integrated approach ensures the proposal is robust, coordinated and aligned with both community and commercial outcomes.

What Happens Next?

Now that the DA has been lodged:

  • The application will be reviewed by the relevant authorities
  • There will be opportunities for feedback as part of the assessment process
  • We will continue to keep the community informed as the project progresses

We’re committed to transparency and ongoing communication as Birling Village moves through the next stages.

Stay Connected

Birling Village is an important part of the broader Birling vision and we’re excited to be taking this next step alongside our community and partners.

We’ll continue to share updates, timelines and FAQs right here as the project progresses.

Your community is taking shape,  and this is just the beginning.

A proud first chapter begins as Birling Stage 1 registers

A major milestone has been reached at Birling, with all 99 residential lots in Stage 1 officially registered and settled in December, marking the beginning of a new chapter for the families who will be the first to call the community home.

Young families and first home buyers will lead the way, starting 2026 with the exciting next step of designing and building their homes in a place created for long-term living, connection and belonging.

The strong early uptake reflects growing demand for a well-planned, family-friendly lifestyle in Western Sydney’s fast-evolving growth corridor. Buyers have been drawn to Birling’s balance of green open spaces, walkable streets and everyday convenience — alongside the confidence that comes from investing in a thoughtfully designed community with enduring value.

For first home buyer Daniella Sultana, choosing Birling felt instinctive.

“From the moment I heard about Birling, I knew I wanted to be part of it. It feels perfectly positioned , close to Camden and Narellan, yet tucked away like a hidden gem. Having visited the Bradfield site through a school excursion, I could see the future taking shape and knew this was where I wanted to build my first home,” she said.

Stage 1 registration is also a deeply meaningful milestone for the Hazlett family, marking the first master planned community they have fully owned, delivered and will continue to manage as a long-term legacy.

Andrew Hazlett, Board Director and son of founder David Cameron Hazlett, said seeing Birling move from vision to reality was a proud moment for the family.

“Birling is incredibly personal for us. It represents everything Dad believed in,  creating places that stand the test of time and give families the opportunity to build their own futures,” Mr Hazlett said. “To see the first homeowners take that step and know that generations of memories will be created here is something we’re deeply proud of.”

The opening of Hazlett Boulevard, Birling’s primary entry road connecting to The Northern Road, further signals this moment of transition, creating a welcoming gateway into the community and a place where thousands of future residents will one day arrive home.

With roads now open and civil works continuing, landscaping, parks and shared community spaces will begin to take shape over the coming months, bringing Birling’s Place Vision to life as homeowners prepare to build.

Looking ahead, house and land packages from select builders will be released throughout summer, offering more pathways into the community. Momentum will continue into 2026 with the launch of Stage 4, The Grounds precinct, in early February — another important step in the ongoing story of Birling.

For those who have secured their place, Stage 1 represents more than a settlement milestone, it marks the proud beginning of a community shaped by care, legacy and a shared belief in building something that will last.
