Exciting Progress at Birling: A Snapshot of Construction Activity

Despite the soaring temperatures, there’s no slowing down at Birling! Katie, Kate, and Diane from our sales team recently joined Senior Project Manager Wes and were chaperoned by TRN’s Project Manager and HSEQ Officer, for an exclusive on-site update.

The team witnessed firsthand the remarkable progress being made, setting the stage for a vibrant and connected community.

Katie’s Highlights

Katie, our Sales Manager, shared her excitement:
“Seeing the wide roads taking shape, especially compared to other communities in the area, the well-placed roundabout at the heart of the development, and the progress on infrastructure like pipework and dam filling—it’s all coming together beautifully. I’m particularly thrilled about how easily future residents will walk from the retail space to the Homestead and hero park. It’s a community that’s built for connection and quality living!”

On the Ground Progress

  • Pipes & Storm water: Approximately 800 meters of storm water infrastructure has already been installed, ensuring readiness for stages 1, 2, and 5.
  • Wastewater Infrastructure: Preparations are well underway, pending Sydney Water imminent approval.
  • Stage 1 Developments:
    • Bulk earthworks are nearly complete.
    • Lime stabilization has been applied, and a protective sandstone layer will soon follow.
    • Services like storm water, electrical, telecommunications, water, and sewer connections are next on the agenda.
  • Retaining Walls: Approved for construction, with final colour choices being made alongside the landscape architect.
  • Woodland Park 1: Design plans are being fine-tuned to integrate preserved trees into the park layout.

A Vision for Connectivity and Safety

The roundabout at Birling’s entry is designed to offer free-flowing traffic while serving as a landmark feature with potential for striking landscaping. Meanwhile, road density testing and traffic signal approvals are paving the way for seamless movement across the community.

A Well-Resourced Operation

With 25-30 workers currently on-site, and capacity for up to 360 staff and 400 pieces of equipment, the scale of work underway is truly impressive.

As construction progresses, we’re thrilled to see Birling’s vision coming to life—setting the foundation for a vibrant, family-friendly community. Stay tuned for more updates, and thank you for being part of this exciting journey!

Building Healthier Communities: Birling’s Commitment to Active, Connected, and Vibrant Lifestyles

We recently welcomed South Western Sydney Health to our Birling masterplan to showcase our vision and introduce our team. This collaboration marks an important step toward creating a community that not only meets but exceeds expectations in fostering health and well-being. Together, we explored ways to align our plans with their inspiring vision:

“South West Sydney is a district where places, streets, and neighbourhoods are planned and designed to keep people healthy.”

The Need for Action

South West Sydney is a thriving region, experiencing rapid population growth and remarkable diversity. With 21% of residents under 15 years of age and 14% aged 15–24, the area has a youthful and dynamic population. Camden and Liverpool are among the fastest-growing LGAs, driven by high fertility rates (2.03 vs. 1.78 for NSW) and significant urban development.

However, this growth presents challenges, especially as the population aged 65+ is set to rise by 74% by 2031. Ensuring that our neighbourhoods can support healthy, active lifestyles across all age groups is essential.

Our Pillar of Healthy Lifestyles

At Birling, we are committed to embedding health and well-being into every stage of our planning and development. We acknowledge that early engagement with experts like South Western Sydney Health ensures we are on the right path.

Here are key areas we’re focusing on to deliver a healthier future:

  1. Neighbourhood Planning and Design

We’re designing spaces that encourage physical activity, recreation, and social connections. By activating parks, playgrounds, and open spaces, we aim to make outdoor activities an integral part of everyday life.

  1. Active and Accessible Transport

Walking and cycling will be safe and appealing options in Birling, with well-lit streets, shaded pathways, and bicycle facilities. We’re also exploring electric vehicle charging stations and car-share schemes to support sustainable mobility.

  1. Natural and Sustainable Environments

With rising temperatures in Western Sydney, our masterplan prioritizes blue-green infrastructure to mitigate heat, improve air quality, and provide cooling. Tree planting, sustainable water storage, and spaces for outdoor exercise will enhance the overall environment.

  1. Healthy Food Options

Access to fresh, healthy food is vital. We aim to partner with local food retailers to promote healthy, affordable choices. Public edible gardens, drinking fountains, and collaborations with childcare providers to encourage healthy habits are also part of our vision.

  1. Diverse and Healthy Housing

Housing diversity is key to a thriving community. We are exploring opportunities to incorporate social and affordable housing, ensuring inclusivity and accessibility for all.

A Collaborative Future

South Western Sydney Health’s impact goals resonate with our mission:

  • Increasing the use of open spaces for physical activity.
  • Promoting active transport options.
  • Designing for sustainability and climate adaptability.
  • Enhancing access to healthy food.
  • Delivering housing diversity and affordability.

We are inspired by their commitment and grateful for their input as we refine our plans. Through partnerships like these, we aim to ensure Birling is not just a place to live but a community where people thrive.

Join Us on the Journey

As Birling comes to life, we remain dedicated to building a community that reflects the aspirations of South West Sydney’s residents. Together, we can create a district that sets new benchmarks for healthy, connected living.

Stay tuned for updates on our progress and initiatives as we continue shaping a brighter future for all.

The Hazlett Legacy: Building Communities Through Collaboration

Cameron Brae’s history is one of vision, partnerships, and the enduring commitment to creating exceptional places to live. Since its inception, the company has been guided by the leadership and passion of David Cameron Hazlett, who, through collaboration and innovation, has shaped communities across New South Wales.

David’s journey began in the early 1990s when he developed a set of units in Campbelltown. This marked the beginning of a legacy of transformative projects that combine thoughtful planning with a deep understanding of people’s needs. One such collaboration was Hazcorp, a partnership with Peter Lean that laid the groundwork for a series of successful developments.

Hazcorp’s first project involved purchasing three parcels of land from the receiver of Neeta Homes, a process that took a decade to complete. This experience underscored the value of patience and perseverance in delivering successful outcomes. The partnership went on to deliver a number of notable projects, including a 25-lot subdivision in Fairfield, which was hailed as a major success.

Subsequent ventures included acquiring a parcel from Landcom in Casula and further developments in the area, as well as a joint venture in Cobbitty. Each project had its challenges but demonstrated the team’s ability to navigate complexities and deliver high-quality outcomes.

A Deep Connection to Ulladulla

For the Hazlett family, Ulladulla has always held a special place in their hearts. It’s where they spent countless holidays and cherished leisure time, building memories that shaped their connection to the area. This personal tie inspired Cameron Brae to undertake several transformative projects in the region, cementing their footprint on the South Coast.

The Village Green project in Ulladulla was Cameron Brae’s first major venture in the area, comprising 144 lots delivered over seven stages. The project’s success spurred the acquisition of additional parcels, including Royal Mantle Estate, Fairmont Ridge, and Waratah Ridge. However, the Ulladulla bypass project significantly impacted these holdings, removing developable land. Despite these challenges, Cameron Brae’s team successfully negotiated with authorities to achieve favourable outcomes, demonstrating resilience and strategic foresight.

Narrawallee was another landmark project, involving a rezoning process that spanned five years and tested the limits of determination. Ultimately, the approval paved the way for a new community that blends seamlessly with the region’s natural beauty.

Maisie Way: A Lifestyle Community in Mollymook

Continuing its legacy of delivering quality developments, Cameron Brae’s latest project, Maisie Way in Mollymook, offers families the chance to live in an idyllic setting. Situated adjacent to a stunning golf course, this 24-lot subdivision is designed for those who seek a harmonious blend of nature, recreation, and lifestyle.

With seven lots already sold, Maisie Way has generated significant interest among families drawn to its premium location and thoughtful design. The eastern lots boast excellent golf course views and manageable slopes, making them highly desirable. Central and western lots, while offering more privacy and character, have steeper gradients and additional construction considerations, resulting in tailored pricing to suit diverse buyer needs.

Maisie Way reflects Cameron Brae’s dedication to creating communities that cater to families’ aspirations for quality living. From its strategic location to its attention to detail in planning, the development embodies the values of collaboration, innovation, and customer focus that have defined the Hazlett legacy.

Looking Ahead

Cameron Brae’s journey is far from over. Guided by the same principles of resilience and collaboration that have defined its past, the company continues to look toward the future, delivering developments that stand the test of time. Whether through independent ventures or partnerships like Hazcorp, the Hazlett family and now corporatised business remains committed to creating vibrant, enduring communities that people are proud to call home.

Birling Gets a Speed Boost: NBN Brings Lightning-Fast Fibre to South-West Sydney

As the Birling community continues to grow, residents can look forward to enjoying high-speed, reliable internet from day one, thanks to a new partnership between Cameron Brae Group and nbn Co. The development, located in the heart of the South-West Sydney Growth Precinct along The Northern Road, will feature full fibre infrastructure, connecting 2,100 new homes to the nbn® network.

This investment in premium-grade fibre technology ensures that Birling’s residents will have access to the fastest available internet speeds, with a wide range of plans from around 120 internet retailers. Whether streaming movies, gaming, attending virtual meetings, or working from home, multiple users in a household can enjoy a seamless online experience at the same time.

The rollout will involve over 11 kilometres of new fibre throughout the community, which is set to provide a critical boost to both personal and professional life in Birling. Families can work, study, and stay connected with ease, while side hustles and start-ups can thrive without the need to commute into Sydney, Penrith, or Parramatta. nbn’s full fibre technology will support the creation of jobs within Birling and beyond, driving economic growth throughout the region.

The Birling development is also strategically located to cater to employees at the nearby Western Sydney International (Nancy-Bird Walton) Airport, with its first operational flights expected to coincide with Birling’s stage one completion. As the region’s connectivity continues to grow, Birling residents will be perfectly positioned to take advantage of new opportunities created by the airport and the surrounding business precincts.

Paul Gerlach, General Manager of Cameron Brae, shared his excitement about the fibre rollout:
“At Birling, we want our residents to thrive, and having access to high-speed internet is integral to that vision. This partnership with nbn is a game changer for our community, ensuring that both current and future residents can work, learn, and play without limitations. We’re proud to provide our residents with this next-generation infrastructure that will enhance their daily lives and make Birling an even more attractive place to call home.”

Andrew Walsh, Executive General Manager of New Developments at NBN Co, added:
“We’re proud to work with Cameron Brae to bring full fibre to Birling. This rollout will deliver the highest residential speeds and help unlock the full potential of the community. With nbn’s Fibre to the Premises (FTTP), residents will be able to work, study, and connect like never before. Birling’s residents will be among the first to enjoy the benefits of the nbn’s future-ready technology.”

The full fibre rollout at Birling marks a significant step in ensuring the development’s residents enjoy seamless connectivity, making it an ideal place to live and work for those looking to make the most of both digital and physical opportunities in South-West Sydney.
