Exciting News for First Home Buyers: Major Changes to the Home Guarantee Scheme Starting 1 October 2025

At Birling, we’re thrilled to share some game-changing news for first home buyers in New South Wales. Starting 1 October 2025, the Australian Government is expanding the Home Guarantee Scheme, offering unlimited places, higher property price caps (from $800K to now $1.5mil), and no income limits.

What Does This Mean for You?

Unlimited Places: All eligible first home buyers can now access the Scheme, regardless of when you apply.

Higher Property Price Caps: Increased caps mean more homes are within reach, even in high-demand areas.

No Income Caps: Higher earners can now benefit from the Scheme, making homeownership more accessible.

Simplified Access in Regional Areas: The Regional First Home Buyer Guarantee is now integrated into the First Home Guarantee, streamlining the process.

5% Deposit Scheme: Now Available to All First Home Buyers

The Albanese Labor Government is helping more Australians realise their dream of home ownership sooner by launching 5% deposits for all first home buyers early on 1 October 2025, instead of next year. Through the expanded 5% deposit scheme, the Government will guarantee a portion of a first home buyer’s home loan, so they can purchase with a lower deposit and not pay Lenders Mortgage Insurance.

Birling Celebrates DA Milestone with a Full House at Exclusive Preview Weekend

Birling continues to gain momentum with the Development Application (DA) now approved for Stages 3 to 5, unlocking 227 new residential lots in one of South West Sydney’s most exciting emerging communities.

To mark this important milestone, we opened our gates for a special preview weekend on Saturday 9 and Sunday 10 August and we’re thrilled to share that both days were completely booked out. Across six sessions, we welcomed hundreds of eager families and future residents for a behind the scenes look at the future of Birling.

These VIP guests are now first in line with exclusive access to the initial Hilltop Release 1 which includes the first 25 lots from Stage 3. This early opportunity to secure land before it officially hits the market reflects our commitment to rewarding early interest and loyal engagement with our growing community.

Haven’t registered yet? Now is the perfect time to join our database and be the first to hear about future land releases at Birling. With Stages 1 and 2 already sold out and registrations topping 12,000, demand is strong and interest shows no signs of slowing down.

This latest planning approval paves the way for construction to continue at pace with road networks, bulk earthworks, and infrastructure already well underway. A new construction video released this week gives a glimpse of the progress across Stages 1 and 2, setting the foundation for a thriving future ready neighbourhood.

Beyond new homes, planning is also progressing for Birling’s future green spaces with community feedback directly shaping the design of a new central park. From nature based play to shaded gathering zones and walking trails, our open spaces are being crafted with real community needs at heart.

Located just minutes from Bradfield City Centre and Western Sydney International Airport, Birling is perfectly positioned for a connected lifestyle surrounded by emerging jobs, transport links, education, and nature.

We’re proud to be shaping a neighbourhood that’s not only thoughtfully designed but truly community first.

Project Update

Exciting progress continues at Birling, with strong momentum across the community. Titles for Stages 1 and 2 are fast approaching, and only a few lots remain available. On the ground, civil works are well underway, including kerb, gutter and road construction, potable water installation, and the delivery and installation of our custom-coloured retaining walls – a unique design feature created in partnership with Baines Masonry.

Our first park, Woodland Grove, is progressing through final approvals, with construction set to begin in early 2026. Planning is also underway for a significant future parkland adjacent to the historic Birling Homestead – a space designed for play, picnics and neighbourhood connection.

We’re also pleased to have received development approval across Stages 3 to 5, unlocking the next chapter for the Birling community. This future area will introduce new homes alongside the Green Spine – a landscaped corridor that connects streets, parks, and future transport links, supporting an active and accessible lifestyle.

Stage 1 buyers will soon be invited to a special site visit is anticipated for September, with the opportunity to stand on their future lot, meet their neighbours, and speak with our team and Colorbond about the journey ahead.

Finance-Ready Futures: Mortgage Advice Bureau Visits Birling

At Birling, we’re here to support buyers on every step of their journey—from choosing the right lot to unlocking the front door of their new home. A key part of that journey is understanding your finance options, which is why we recently welcomed the team from Mortgage Advice Bureau (MAB) Sydney to our Sales Centre for a collaborative morning session.

Mark Kevin (Managing Director), Kasia Heikkila, and Tom Muffet spent time with our sales team around the 3D model, sharing insights to help us better support future residents who are preparing for land settlement and the construction process.

Understanding Construction Finance

For many buyers, securing finance for a new home build is very different from buying an existing property. With Stage 1 registration expected by the end of 2025, now is a great time to start learning about:

  • The difference between land and construction loans
  • How the two-settlement process works
  • What’s involved in progress payments
  • Why early finance approval provides peace of mind
  • The 12-month construction commencement requirement after settlement

A Trusted Resource, Not a Requirement

While MAB Sydney has deep experience in land-to-construction lending and is available to assist interested buyers, we want to be clear: you are under no obligation to use them. Choosing a finance provider is a personal decision, and you’re encouraged to explore all options and find the one that suits your circumstances best.

We’ve simply partnered with MAB as an available resource—should you wish to speak to someone with specialist knowledge in this space.

Optional Offer for Birling Buyers

For those who do choose to engage MAB Sydney, they’re offering a $250 Visa Gift Card to eligible Birling buyers as a thank you.*

Crossing the Threshold: How Birling’s Entry Marks the Start of Something Special

There’s a powerful moment every day—when we return home.

That turn off the main road. That shift in pace. That quiet exhale that tells us we’ve arrived. At Birling, this moment has been thoughtfully crafted into our distinctive community entry statement — a welcoming transition that signals you’re truly home.

Birling is perfectly placed—connected to future jobs, education, and travel opportunities around Western Sydney International Airport, Bradfield, and the Northern Road. But when residents come home, they’re stepping into something different. Something quieter, calmer, and uniquely theirs.

This transition is anchored by our entry statement—an evolving piece of art-meets-infrastructure that signals arrival, identity, and welcome.

What might look like a simple acoustic wall on approach is so much more. It’s a curated entry experience, created through deep collaboration between artists, architects, landscape designers, and our concrete manufacturer. While its core function is to buffer sound from the Northern Road, it also acts as a canvas—literally—for storytelling.

The wall celebrates the land’s identity as Freshwater Country, drawing inspiration from Lowes Creek and the broader Wianamatta South Creek corridor. Guided by Connecting with Country principles, the artwork features a repeating series of four bespoke panel designs, arranged and flipped to create a dynamic rhythm across the wall—echoing the natural flow of water and life through the landscape.

The palette—prepared with care by Greater West Landscapes and reviewed onsite last week by our development team—uses a mix of light greys and soft earthy tones to anchor the piece in the landscape, while subtle lighting elements will illuminate the artwork and entry signage, offering a quiet but confident landmark at dusk.

This is just the beginning.

The entry statement is part of Birling’s overall art and place strategy—designed not only to delight, but to root the community in a sense of identity, care and culture from day one. Lighting, engineering, and landscaping designs are now being finalised, with construction on the entry statement set to begin later this year.

Because at Birling, coming home should always feel like coming home.

Billions Poured into Western Sydney: What it Means for Birling’s Bright Future

The 2025 NSW State Budget has delivered a major boost to Western Sydney, committing more than $4 billion in infrastructure that will drive housing, healthcare, education, transport, and job growth—laying the foundations for communities like Birling to thrive.

As we prepare to welcome our first residents, this wave of investment couldn’t be better timed. Located at the heart of South West Sydney’s transformation, Birling is set to benefit from the state’s commitment to creating connected, future-ready communities.

Here are some of the key highlights:

Connecting Communities

The NSW Government is investing:

  • $500 million into the Fifteenth Avenue Transit Corridor, which will connect Liverpool to the Western Sydney International (WSI) Airport—bringing faster, more efficient access to jobs and opportunities for future Birling residents.

  • $150 million to upgrade the Aerotropolis Road Network, creating stronger connections between growth areas and the airport.

  • $27 million to explore a South West Sydney Rail link from Bradfield to Campbelltown via Leppington—laying the groundwork for even greater rail access in the future.

Health and Wellbeing Prioritised

Families in our region can look forward to significantly enhanced healthcare services, including:

  • $700 million for the Bankstown Hospital redevelopment, which will integrate health, education, and transport.

  • A new birthing unit at Rouse Hill Hospital and Australia’s first kids complex care centre at Westmead Hospital.

  • Mental health support initiatives across Blacktown, Campbelltown and Penrith, which align with our community vision of supporting all ages and needs.

Enabling Housing and Jobs

With over $835 million allocated for infrastructure around the Western Sydney Aerotropolis, including water and road networks, this funding unlocks thousands of jobs and housing opportunities across the region—bringing momentum and long-term economic vitality to Birling’s doorstep.

Notably:

  • $600+ million is going towards unlocking industrial land—helping to drive 120,000 jobs and supporting local employment options for future residents.

  • $486 million will expand water and recycled water infrastructure to support housing in nearby Wilton and Picton, part of the same booming south-west corridor.

Education, Schools & Skills for the Future

With four new public schools and five upgrades announced, plus a $100 million relocation of TAFE NSW to Western Sydney University Bankstown, the government is investing in the next generation. These facilities support the needs of young families who call Birling and its surrounds home.

At Birling, we’ve always said we’re at the start of something bright. Now, the state’s most significant budget investment in years is making that future even brighter.

With world-class infrastructure, local job creation, education opportunities, and healthcare support all on the rise, there’s never been a better time to secure your place in a connected, growing community like Birling.

Building Birling: Crafting Character with Baines Masonry

At Birling, we believe homes should be built on solid foundations—and that includes the parts you don’t always see, like the retaining walls that shape our streetscapes and gardens. That’s why we’ve partnered with Baines Masonry, a proudly Australian, family-owned company based just down the road in Appin, to deliver the retaining walls for Stage 1 and 2 of our community.

As Australia’s largest independent concrete block manufacturer, Baines blends old-fashioned integrity with modern innovation. Their business has spanned three generations, and today their commitment to sustainability, quality, and local sourcing makes them a perfect fit for Birling’s vision.

The team at Baines even developed a custom colour for our blocks—called “Birling”—designed to reflect the surrounding landscape with warmth and subtle texture. To achieve that, they blend sands from Penrose and Newcastle, ensuring consistency and tonal richness in every batch.

Recently, members of the Cameron Brae team took a behind-the-scenes tour of the Appin plant to see firsthand how these blocks come to life—from recycled aggregates and fly ash (a repurposed coal by-product), to solar-powered mixers and recycled water systems. Every element is part of a cleaner, smarter manufacturing process that aligns with our sustainability values.

The visit left an impression on Birling Sales Consultant, Dianne.

“I’ve worked in property for years,” she said, “but seeing what goes into making these blocks—how precise, sustainable and considered the whole process is—it really changed how I think about them.”

She laughed, recalling her time in the control room: “I was in awe, trying not to touch anything! It honestly felt like a NASA mission. The team at Baines are absolute pros.”

Dianne says the experience has given her a fresh perspective she’s looking forward to sharing. “I haven’t had the chance to explain all this to my buyers just yet—but now I can really show them that their retaining walls aren’t just practical. They’re part of something thoughtfully made, proudly local, and built to last.”

At Birling, we’re creating more than just homes—we’re crafting a place with care, character, and community from the ground up.
