Submit Plans for Approval
Your building design needs to comply with Birling's guidelines. The Design Review Panel (DRP) approval does not guarantee compliance with Council DCP, Complying Development, or other statutory requirements. Changes to the approved design will require resubmission for reassessment under the guidelines.
Request Compliance Bond Release
Apply for your bond return by confirming that your home and landscaping meet the approved plans, including adherence to stamped plans, approved colour scheme, Final Occupancy Certificate, and stamped landscape plans.

Is there Gas?
Reticulated Gas is not available in the street at Birling. We’ve designed the community to be all-electric, prioritising safety, sustainability, and efficiency. While LPG bottle services are allowed for personal use, our focus remains on promoting sustainability.
Can I build a duplex or granny flat?
The Birling development has been planned to meet density controls applied by Council, giving certainty to residents as to the future number of dwellings within their neighbourhood. As such, unless specifically noted in the sales contract, constructing more than one dwelling on each lot will not be permitted.
Are the blocks flat?
In most cases, yes. Retaining walls will be installed by the developer where needed. Please refer to your lot plan for contour details. Land has been developed with garages intended to be designed on the low side. For any additional cut and fill requirements, please consult your builder.
How many blocks will be available?
When complete, Birling will contain approximately 2,100 homes.
Are there acoustic requirements due to WSI & The Northern Road?
Birling is outside any Western Sydney International Airport (WSI) flight paths. Birling also is outside the primary noise zones for WSI, so aircraft noise will be minimal, almost silent from inside your home.

An acoustic wall along The Northern Road will help reduce traffic noise for adjacent lots.
Some homes closer to busier roads will have specific acoustic requirements, detailed in their sales contracts. We recommend referring to your individual sales contract for the exact measures applicable to your lot.
Are there any delays with sewer & water connection?
There are no anticipated delays with sewer & water connection at Birling. Both sewer and potable water are supplied by Sydney Water, who are on track to deliver the necessary infrastructure to service the Birling community ahead of when it is required.
