The Hazlett Legacy: Building Communities Through Collaboration

Cameron Brae’s history is one of vision, partnerships, and the enduring commitment to creating exceptional places to live. Since its inception, the company has been guided by the leadership and passion of David Cameron Hazlett, who, through collaboration and innovation, has shaped communities across New South Wales.

David’s journey began in the early 1990s when he developed a set of units in Campbelltown. This marked the beginning of a legacy of transformative projects that combine thoughtful planning with a deep understanding of people’s needs. One such collaboration was Hazcorp, a partnership with Peter Lean that laid the groundwork for a series of successful developments.

Hazcorp’s first project involved purchasing three parcels of land from the receiver of Neeta Homes, a process that took a decade to complete. This experience underscored the value of patience and perseverance in delivering successful outcomes. The partnership went on to deliver a number of notable projects, including a 25-lot subdivision in Fairfield, which was hailed as a major success.

Subsequent ventures included acquiring a parcel from Landcom in Casula and further developments in the area, as well as a joint venture in Cobbitty. Each project had its challenges but demonstrated the team’s ability to navigate complexities and deliver high-quality outcomes.

A Deep Connection to Ulladulla

For the Hazlett family, Ulladulla has always held a special place in their hearts. It’s where they spent countless holidays and cherished leisure time, building memories that shaped their connection to the area. This personal tie inspired Cameron Brae to undertake several transformative projects in the region, cementing their footprint on the South Coast.

The Village Green project in Ulladulla was Cameron Brae’s first major venture in the area, comprising 144 lots delivered over seven stages. The project’s success spurred the acquisition of additional parcels, including Royal Mantle Estate, Fairmont Ridge, and Waratah Ridge. However, the Ulladulla bypass project significantly impacted these holdings, removing developable land. Despite these challenges, Cameron Brae’s team successfully negotiated with authorities to achieve favourable outcomes, demonstrating resilience and strategic foresight.

Narrawallee was another landmark project, involving a rezoning process that spanned five years and tested the limits of determination. Ultimately, the approval paved the way for a new community that blends seamlessly with the region’s natural beauty.

Maisie Way: A Lifestyle Community in Mollymook

Continuing its legacy of delivering quality developments, Cameron Brae’s latest project, Maisie Way in Mollymook, offers families the chance to live in an idyllic setting. Situated adjacent to a stunning golf course, this 24-lot subdivision is designed for those who seek a harmonious blend of nature, recreation, and lifestyle.

With seven lots already sold, Maisie Way has generated significant interest among families drawn to its premium location and thoughtful design. The eastern lots boast excellent golf course views and manageable slopes, making them highly desirable. Central and western lots, while offering more privacy and character, have steeper gradients and additional construction considerations, resulting in tailored pricing to suit diverse buyer needs.

Maisie Way reflects Cameron Brae’s dedication to creating communities that cater to families’ aspirations for quality living. From its strategic location to its attention to detail in planning, the development embodies the values of collaboration, innovation, and customer focus that have defined the Hazlett legacy.

Looking Ahead

Cameron Brae’s journey is far from over. Guided by the same principles of resilience and collaboration that have defined its past, the company continues to look toward the future, delivering developments that stand the test of time. Whether through independent ventures or partnerships like Hazcorp, the Hazlett family and now corporatised business remains committed to creating vibrant, enduring communities that people are proud to call home.

Birling Gets a Speed Boost: NBN Brings Lightning-Fast Fibre to South-West Sydney

As the Birling community continues to grow, residents can look forward to enjoying high-speed, reliable internet from day one, thanks to a new partnership between Cameron Brae Group and nbn Co. The development, located in the heart of the South-West Sydney Growth Precinct along The Northern Road, will feature full fibre infrastructure, connecting 2,100 new homes to the nbn® network.

This investment in premium-grade fibre technology ensures that Birling’s residents will have access to the fastest available internet speeds, with a wide range of plans from around 120 internet retailers. Whether streaming movies, gaming, attending virtual meetings, or working from home, multiple users in a household can enjoy a seamless online experience at the same time.

The rollout will involve over 11 kilometres of new fibre throughout the community, which is set to provide a critical boost to both personal and professional life in Birling. Families can work, study, and stay connected with ease, while side hustles and start-ups can thrive without the need to commute into Sydney, Penrith, or Parramatta. nbn’s full fibre technology will support the creation of jobs within Birling and beyond, driving economic growth throughout the region.

The Birling development is also strategically located to cater to employees at the nearby Western Sydney International (Nancy-Bird Walton) Airport, with its first operational flights expected to coincide with Birling’s stage one completion. As the region’s connectivity continues to grow, Birling residents will be perfectly positioned to take advantage of new opportunities created by the airport and the surrounding business precincts.

Paul Gerlach, General Manager of Cameron Brae, shared his excitement about the fibre rollout:
“At Birling, we want our residents to thrive, and having access to high-speed internet is integral to that vision. This partnership with nbn is a game changer for our community, ensuring that both current and future residents can work, learn, and play without limitations. We’re proud to provide our residents with this next-generation infrastructure that will enhance their daily lives and make Birling an even more attractive place to call home.”

Andrew Walsh, Executive General Manager of New Developments at NBN Co, added:
“We’re proud to work with Cameron Brae to bring full fibre to Birling. This rollout will deliver the highest residential speeds and help unlock the full potential of the community. With nbn’s Fibre to the Premises (FTTP), residents will be able to work, study, and connect like never before. Birling’s residents will be among the first to enjoy the benefits of the nbn’s future-ready technology.”

The full fibre rollout at Birling marks a significant step in ensuring the development’s residents enjoy seamless connectivity, making it an ideal place to live and work for those looking to make the most of both digital and physical opportunities in South-West Sydney.

Birling Celebrates Major Milestone: Stage 3 to 5 DA Lodged, 231 New Lots Coming Soon

We’re thrilled to announce that on September 30th, Birling lodged Development Applications (DAs) for Stages 3 to 5, paving the way for 231 new land lots. With strong support from Camden Council, we anticipate approvals in early to mid-2025, bringing new homes to life in one of the nation’s fastest-growing regions.

This milestone follows the success of our first land release, where overwhelming demand has pushed us to move forward with the next release this month—proof that Birling is answering the call in a market facing significant housing shortages. With over 8,000 prospective buyers on our database, the community we’re building together is more popular than ever.

Meeting Demand Amid a Housing Shortage

Australia’s housing market has been grappling with shortages, but Birling is ready to help fill the gap. The strong interest in our development demonstrates how eager people are to join our community, which combines modern convenience with the natural beauty of South West Sydney. We’re honoured to be part of the solution, bringing quality living options to more families and individuals looking for their perfect place to thrive.

Birling Positioned for Growth: Bradfield City’s Vision Unfolds

Birling’s prime location places it within reach of the exciting developments surrounding the Western Sydney International (Nancy Bird Walton) Airport, set to open in late 2026. Recently, the Bradfield City Centre Master Plan was approved, marking the dawn of a brand-new city just minutes from Birling. Bradfield is poised to become a bustling hub with 2 million square meters of mixed-use space, providing 20,000 jobs and 10,000 new homes.

The future Bradfield City will be a walkable, vibrant community, blending commercial, residential, and industrial spaces with lush public parks, including a stunning two-hectare Central Park and natural swimming area at Moore Gully. With easy access to the upcoming Bradfield Metro station, Birling will be seamlessly connected to this new urban epicenter.

Leading with Placemaking: A Future Designed with People in Mind

Birling’s success in securing DA approvals wouldn’t be possible without the leadership of Wesley Williams, our dedicated Senior Project Manager, who has recently completed the Urban Development Institute of Australia’s (UDIA) Placemaking and Urban Design course. Wesley’s new insights into placemaking principles have sharpened Birling’s focus on creating not just a place to live, but a thriving community where residents enjoy lasting social environmental and economic benefits.

Placemaking ensures that Birling will stand out, offering more than just land but also the experience of belonging. As we continue to design our neighbourhood with thought and care, our goal is to enhance the well-being of future residents while building a strong commercial edge in a competitive marketplace.

What’s Next for Birling?

As we look ahead to our next land release and continued progress on Stage 3 to 5, we’re energized by the growth potential of the surrounding region. With Bradfield City and the Western Sydney Airport in development, Birling is set to be a cornerstone in a larger story of transformation and opportunity.

Stay tuned as we continue to build Birling—a place of bright futures, community spirit, and connection to the growing pulse of South West Sydney.

Embracing Innovation at Birling: Redefining Community Development

At Birling, we’re not just building homes; we’re shaping a progressive and innovative community where every detail enhances residents’ quality of life.

As the developer behind this vision, Cameron Brae is committed to ensuring a smooth and seamless customer journey for our future residents.

“Our focus at Birling is to create more than just a place to live; we’re crafting a vibrant community where innovation thrives,” says Erin Austin, Marketing Manager at Birling. “With the introduction of state-of-the-art interactive kiosks designed by Habitat Digital, we’re revolutionizing how residents and potential buyers interact with our development.”

A cornerstone of our commitment to innovation is our provision of fibre to the home—a technological advancement that sets Birling apart. “Having fibre directly to each home means residents enjoy lightning-fast internet speeds and seamless connectivity,” Erin explains. “No more worries about antennas for TV reception or slow internet—Birling offers a future-ready infrastructure designed for modern living.”

Cameron Brae, known for its dedication to quality and customer satisfaction, underscores the importance of a smooth customer journey. “From initial inquiry to move-in day, we prioritise transparency, accessibility, and support,” Erin emphasises. “Our residents can count on a hassle-free transition into their new homes, supported by cutting-edge technology and community amenities designed to enrich their everyday lives.”

Adding a touch of humour to our technological evolution, Ben, the lead contractor from Habitat Digital, recalls a memorable moment: “Our sales team was so accustomed to placing ‘sold’ stickers on poster release plans that we had a Monday morning surprise—peeling those stickers off the large digital screens in the sales suite!”

Ben and Lee from Habitat Digital have been instrumental in setting up our sales and information office technology. “Their expertise and dedication have ensured that our interactive masterplan, accessible on our website, allows users to explore and even shop with us from the comfort of their own lounge,” Erin adds gratefully.

Looking forward, Birling aims to set new standards in community development. “We’re not just creating homes; we’re fostering a dynamic and sustainable neighbourhood that promotes innovation and connectivity,” Erin concludes. “With Cameron Brae’s commitment to excellence and our forward-thinking approach to community planning, Birling is poised to become a benchmark for modern urban living.”

Unveiling Birling in 3D: A New Dimension of Community Building

At Birling, we’re excited to introduce our latest innovation: a state-of-the-art 3D model of our community. This isn’t just any model; it’s a vivid, interactive representation brought to life by the incredible team at Porter Models. For potential buyers and current neighbouring residents alike, this model serves as a tangible vision of the future—a detailed and dynamic preview of the vibrant community we are building together.

The Craft Behind the Model

Porter Models has been a pioneer in the model-making industry since 1973. Renowned for their precision and attention to detail, they have a storied history of creating architectural and film models for global leaders. Over the years, they’ve evolved from traditional craftsmanship to incorporating cutting-edge digital technologies, thanks to our friends at Habitat Digital.

We sat down with Peter Rogers, Director, and Fraser Haig, Workshop Manager at Porter Models, to delve into the artistry and technology behind the Birling model.

Meet the Makers: Peter Rogers and Fraser Haig

Q: Can you tell us about your background and how you started in model making?

Peter: “I started in model making back in the early 80s. It was a time when everything was done by hand, and the attention to detail was paramount. The satisfaction of creating something tangible from a blueprint drew me in, and I’ve been hooked ever since.”

Fraser: “For me, it was a fascination with miniatures as a child that evolved into a career. After training overseas and learning from the best in Hong Kong and the UK, I joined Porter Models and have loved every minute of it.”

Q: What inspires you when creating models for projects like Birling?

Peter: “It’s all about bringing a vision to life. Seeing the excitement on people’s faces when they see the model and realise the potential of their future home is incredibly rewarding.”

Q: What’s the first step in making a 3D model for a community?

Fraser: “It starts with extensive research and collaboration with the developers and architects. We need to understand every aspect of the community, from the layout to the smallest design details.”

The Process: From Concept to Creation

Q: What materials do you use to build your models?

Fraser: “We use a mix of traditional materials like wood and modern materials like acrylic and resin. The integration of 3D printing allows us to add intricate details that were previously impossible.”

Q: How do you make sure every detail in the model is accurate?

Peter: “Accuracy is crucial. We use advanced technologies like CNC milling, laser cutting, and digital modelling to ensure every element matches the original masterplan. Regular consultations with the architects and the marketing team help us stay on track.”

Q: How do you work with architects and developers during the model-making process?

Fraser: “It’s a collaborative process. We have regular meetings to review progress and make adjustments. Their input is invaluable in ensuring the model is a true representation of the planned community.”

Bringing Birling to Life

Q: Can you share a unique detail about the Birling model?

Peter: “One unique feature is the integration of digital elements. With Habitat Digital’s help, parts of the model are interactive, allowing potential buyers to explore different areas of the community in a hands-on way.”

Q: How long does it take to create a model like Birling?

Fraser: “A project of this scale typically takes several months from concept to completion. It’s a meticulous process, but the end result is always worth it.”

Q: What do you hope people will feel when they see the Birling model?

Peter: “We hope they feel inspired and excited about the possibilities. The model is more than just a tool; it’s a vision of their future home and community.”

Q: What advancements in technology have changed how you make models?

Fraser: “The biggest game-changer has been the integration of 3D printing and digital modelling. These technologies allow us to achieve a level of detail and interactivity that was previously unimaginable.”

A New Chapter for Birling

The new 3D model is more than just a showcase; it’s a conversation starter for our sales team and a beacon for prospective homeowners. It provides a tangible sense of what life at Birling will be like, making the dream of a new home feel even closer.

Crafting a Future-Focused Masterplan

At Cameron Brae, our commitment to excellence in planning is rooted in a meticulous process that combines expert insights, community engagement, and a flexible framework for future growth. Our approach ensures that every development is crafted with the future user in mind, reflecting our dedication to creating vibrant, sustainable communities. Here’s a closer look at our rigorous master-planning process, the brains trust behind our efforts, and the collaborative journey we’re on with local councils and community stakeholders.

The Rigour of Our Planning Process

Planning a master-planned community is no small feat. It requires a detailed and structured approach to ensure that every aspect is thoughtfully considered and meticulously executed. At Cameron Brae, we partner with leading experts and consultants to bring our vision to life.

Taylor Brammer – Landscape Architecture James Horan from Taylor Brammer brings design excellence and sustainability to the landscape architecture of Birling. The teams historical and genius loci-informed design thinking helps create aesthetically pleasing and environmentally conscious spaces, enhancing the overall appeal and liveability of the community.

E8 Urban – Urban Design and Planning Led by Jo Rowling, E8 Urban provides urban strategy, planning, and design services. They focus on medium-density housing, urban renewal, and evidence-based planning, ensuring that Birling’s urban design is cohesive, functional, and sustainable. Their experience with major urban renewal projects brings valuable insights to our master-planning efforts. Our collaborative efforts with these key partners ensure that our masterplanning process is grounded in expertise and innovative thinking.

Crafting for Future Users

Creating spaces that are not only functional but also adaptable to future needs is a core principle at Cameron Brae. Our masterplan for Birling is designed with flexibility in mind, allowing for future changes and developments to be seamlessly integrated. This approach ensures that the community can evolve and thrive over time.

Early and Ongoing Engagement with Councils

Engaging with local councils early in the planning process is crucial. We’ve been fortunate to have a positive and collaborative relationship with Camden Council, which has been instrumental in refining our masterplan. Early involvement has been appreciated by the council, as noted by Jamie Erken, who expressed gratitude for our proactive approach.

Paul Gerlach, our General Manager, emphasised the importance of learning from Camden Council’s experience as a growth council. Their advice has been invaluable in applying best practices and smart planning strategies to our project.

Joe from E8 Urban highlighted the significance of refining and incorporating place pillars and vision based on detailed investigations and broader studies. This has opened up amazing opportunities with the bluegreen base of the site, particularly Lowes Creek. By eliminating disconnected grids, we’re providing better connectivity for residents, resulting in more usable open spaces.

Transforming Vision into Reality

Our masterplan translates vision pillars into tangible, place-based realities. Housing differentiation between precincts, increased densities framing open spaces, and various movement corridors are just a few ways we’re activating and connecting the community. Our principles focus on embracing the unique characteristics of the site, including Lowes Creek and its vegetation, while addressing urban heat with shade and tree canopies.

Thoughtful Embellishments and Functional Spaces

The development includes thoughtfully designed spaces and amenities that cater to diverse needs:

  • Natural Play Areas: Retaining mature trees to create immersive natural experiences.
  • Sports and Recreation Zones: Different character areas designed to support a range of activities.
  • Community Gardens and Play Spaces: Facilities for all age groups, featuring waterplay, play towers, pump tracks, and bouldering areas.
  • Diverse Plantings: Incorporating a mix of exotic and native tree species to enhance biodiversity and aesthetic appeal.

Collaboration and Feedback

Throughout the planning process, we’ve actively sought feedback and observations from various stakeholders, including engineers, landscape managers, and heritage experts. This collaborative approach ensures that our masterplan is robust, addressing critical aspects such as urban heat management, public space design, and community facilities.

Our ongoing engagement with Camden Council and other stakeholders ensures that we remain aligned with community needs and expectations. By incorporating their insights and feedback, we’re creating a masterplan that is not only visionary but also practical and responsive to future changes.

At Cameron Brae, we believe in the power of thoughtful planning, expert collaboration, and community engagement. Our masterplan for Birling reflects our commitment to these principles, ensuring a vibrant and sustainable community for generations to come.
